Core Services

Evaluation, design, and construction-phase services across roofs, walls, windows, and waterproofing.

Roof & Building Envelope Analysis

Identify the cause of water intrusion. Where hidden conditions must be exposed or testing performed, Armko engages the appropriate third-party contractor and provides the observations and recommendations.

Exterior Wall & Veneer Analysis

Assess sealant joint failure, stress cracks from building movement, through-wall flashing, and window systems. Written reports identify what needs repair and what is still performing.

Roof & Waterproofing Evaluation

Determine whether a roof and waterproofing system is maintainable, or whether the cost to maintain and repair it justifies replacement.

Design & Specification

Design and specify roofing and waterproofing systems based on existing conditions. Budgets are adhered to. System quality is not traded away.

Condition Assessment & Investigation

On-site investigation and survey, including review of existing construction documents and maintenance records. Written findings may include cost projections and lifecycle cost analysis.

Construction Observation

Field Service Advisors make weekly job visits during roof installation, confirming work matches the contract documents. Observation reports include photographs.

Non-Destructive Testing

Armko staff are trained to perform thermographic imaging and electronic moisture sensing when the owner does not want existing materials removed.

Storm Assessments

Post-storm roof inspection, roof samples provided for lab testing if required, and technical assistance to the owner through to bid documents.

Armko works with you on every project phase, from first assessment through final warranty review.

    On-site investigation and survey, review of existing construction documents and maintenance records, core cuts to determine actual construction components, and non-destructive testing where required.

    Budget & Priorities

    Establish roofing and waterproofing priorities, set project budgets, and provide cost comparisons of different systems.

  3. 03

    Design

    Plans, details, and technical specifications for the repair, re-roof, or waterproofing scope — written to the owner’s goals and budget.

    Bid

    Pre-bid conference, proposal evaluation, bid analysis, and recommendation of qualified contractors.

  5. 05

    Construction Observation

    Assistance with the pre-construction conference, weekly job visits during installation, written observation reports with photographs, and submittal and payment request review.

    Closeout

    Punch lists, as-built documents, and review of close-out documents including warranty.

Technology & Methodology

Diagnostics Before Demolition

Where conditions are hidden, we measure before anything is opened up. The methods below establish what is actually happening in an assembly.

Thermographic Imaging

Non-destructive infrared survey performed by Armko staff to locate trapped moisture without opening the roof.

Electronic Moisture Sensing

Instrument readings that locate moisture within the roof assembly when removal of materials isn’t desired.

Core Cuts

Targeted cuts to determine the actual construction components of the existing assembly.

Lab Testing

Roof samples submitted for laboratory analysis where required, particularly to substantiate storm and hail damage.

Storm Response

After a Major Storm Event

Following a major storm event, Armko inspects the roofs that may have been damaged, provides roof samples for lab testing if required, and provides technical assistance to the owner. Once the owner and insurance carrier agree on the extent of the damage, we prepare the plans, details, and specifications for bidding.
